Grand County has a multitude of zoning districts. It is necessary to have an accurate legal description of the subject property in order to verify the zoning designation. In addition, there are Zoning Regulations available which detail uses allowed in each district.Planning & Zoning

Setbacks vary depending on the zoning designation, however they are measured from property lines. For the majority of properties in Grand County the setbacks are 30' from the front, 10' from the sides and 20' from the rear. The setback from any water body or waterway is 30'. Building height is 35' and is the vertical distance of a structure measured from the lowest elevation of finished grade, 10 feet away from the structure, to the highest point of the structure. Chimneys, weather vanes, etc. are considered when measuring the height of the structure.Planning & Zoning

The Planning Commission is made up of nine members (three from each Commissioner District) who are appointed by the Board of County Commissioners. They make recommendations to the Board of County Commissioners on planning issues such as rezonings, subdivisions, special use permits, subdivision exemptions, etc. Meetings are held on the second Wednesday of each month at 6:30 p.m. in the Commissioners Meeting Room.Planning & Zoning

The Board of Adjustment is a three member board. They meet on an on-call basis. The meeting is held in the Commissioners Meeting Room. This Board hears and decides on variance requests such as setbacks, height, minimum lot size, etc.Planning & Zoning
