Foreclosure Sale Bidding Information & Rules

  • All sales are held auction-style and all bids must be in $20 increments
  • Bidders must be present to bid. We do not accept bids via mail, phone, or any     other method
    • If you cannot be present you may designate an agent to act on your behalf. They will need to present us with a letter of authorization to act as an agent and the exact name and mailing address to be entered on the Certificate of Purchase, and please sign in with the Public Trustee at least 15 minutes prior to the sale. Sales are held at 10:00 am sharp so you need to sign in prior to 10:00 am.
    • Attorneys for the foreclosing party wishing to increase a bid where there is a deficiency for the foreclosure, please sign in with the Public Trustee at least 15 minutes prior to the sale. Sales are held at 10:00 am sharp so you need to sign in prior to 10:00 am.
  • Sales are held in the office of the Grand County Public Trustee, located in the   Grand County Administration Building, Hot Sulphur Springs, Colorado
  • Sales are scheduled at 10:00 a.m. on Friday
  • You are only allowed to bid up to the amount of funds verified prior to the sale 

Payments to the Public Trustee

  • All bidder's funds are verified by the Public Trustee’s Office before the sale begins. In order to be eligible to bid, we ask that you verify your funds at least 15 minutes prior to the sale. Sales are held at 10:00 a.m. sharp you must allow time for the Office to verify funds.
  • Acceptable methods of payment:
    • Cash
    • Cashier’s check drawn on a Colorado Bank
    • Electronic bank transfer
  • We do not accept personal checks or money orders
  • All payments must be made at the time of the sale  


We recommend that you have a title search on the property prior to the sale.
